1. Booking
The booking form must be completed and signed by the party leader (the client). The client leader must also be 18 years or over. The signing of the booking form shall be deemed to constitute the acceptance of the booking and payment / terms and conditions by the client and shall be a warranty by the person so signing they have the authority to act on behalf of the persons named on the booking form including and substitution or additions by any subsequent agreed amendments to the booking.
The booking is not accepted until the completed and signed booking form together with the appropriate deposit has been received and accepted by Craigie Villa. Amendments to or cancellations of a booking will be subject to the provisions of section 8 of these terms and conditions.
Accommodation can only be let to the persons named on the booking form. An adult must accompany persons under the age of 18. No pets are permitted. No smoking is permitted inside the property. Glass is not permitted in the pool area.
2. Rental Period
Reservations run Saturday to Saturday (other than by arrangement). The villa is available from 16.00hrs (local time) on the day of arrival until 10.00hrs on day of departure. (other than by arrangement).
3. Rental Charges
The rental charges are detailed as under “Weekly Rental Charges”.
4. Price Guarantee
Once the deposit has been received and the acceptance acknowledged by Craigie Villa, the price is fully guaranteed.
5. Payment
Deposits and payments are to be made in accordance with the “Booking and Payment” procedures. Failure to comply will be deemed to be cancellation by the client and will be subject to the cancellation clause as detail in section 8 of the Terms and Conditions.
6. Amendments
The effective date of any client amendments is the date on which details of the proposed amendments are received and accepted in writing by Craigie Villa.
7. The Security Bond
The party leader (the client) is solely responsible for any damages or breakages that may be caused to the rental property or to its contents. Also for any loss of items in the inventory during the stay. A £200 refundable security bond is payable with the final balance which will be held against such an eventuality.
The villa is inspected both before and at the end of each client stay and upon confirmation that all is in order, the deposit bond will be refundable. As it will not be possible to check the accommodation before departure, the bond will be reimbursed within 7 days of your return. Charges for assessed loss, damage, or breakages will be at the discretion of Craigie Villa.
If the costs are greater than the security bond, the client will be held responsible for full reimbursement, within 10 days of notification of the amount due. It is also the client’s responsibility to ensure that the Craigie Villa be left clean and tidy at departure.

8. Cancellation by Client
Any cancellation by the client must be notified in writing directly to Craigie Villa. In event of cancellation the following charges will apply:-
Period before departure more than 10 weeks. Cancellation Charge: Loss of booking deposit
Period before departure less than 10 weeks.
Cancellation Charge: 100% of all monies paid
9. Cancellation by Craigie Villa
In the unlikely event that Craigie Villa necessitates cancellation, we will refund any monies paid by the client or if requested and where possible offer an alternative rental equivalent to the existing booking.
10. Travel Insurance and Documentation
Clients are personally responsible for the provision of adequate health and travel insurance.
11. Force Majeure
Craigie Villa and their representatives accept no responsibility for compensation or any other payment if cancellation of the booking becomes necessary due to war or threat of war, riots, civil commotion, terrorist activities, industrial disputes, natural and nuclear disasters, fire flood, adverse weather conditions, technical problems with transport, closure or congestion of airports, alterations or cancellation of schedules by carriers, or any other events beyond their control.
12. Complaints
Should you experience any problems relating to your rental, you are requested to make immediate contact with our representatives. If the problem cannot be rectified to your satisfaction you should contact us directly on the number shown below.

13. Brochure / Website Description
Whilst all information supplied in the brochure / website is deemed to be accurate to the best of our knowledge, it is understood that the information and photographs supplied are for guidance purposes only and does not form part of any contract.
14. Limit of Liability
Although every effort is made to ensure that the villa is in perfect condition, Craigie Villa cannot accept responsibility for third party claims, accidents, damage to or loss of property, or for any expenses incurred for any reason including changes caused by Forced Majeure, regardless of how they have occurred. Guests are specifically advised not to allow unsupervised children to use the pool.
15. UK Law
This contract is subject to and shall be constructed with the laws of UK and the parties hereby submit to the executive jurisdiction of the UK courts.
